11A Marcel Avenue, Coogee Planning Proposal

Randwick Council is seeking your feedback on a Planning Proposal to list 11A Marcel Avenue, Coogee as a local heritage item and to extend the boundary of the Moira Crescent Heritage Conservation Area to include the subject site.
The Department of Planning and Environment has given gateway determination for the Randwick Local Environmental Plan 2012 to be amended to identify 11A Marcel Avenue as a heritage item and expand the Moira Crescent Heritage Conservation Area.
The planning proposal is intended to protect and conserve the building that has been identified by heritage studies as having heritage significance and/or contributing to the heritage significance of the local area.
History of Denison Hall:
11A Marcel Ave, also known as Denison Hall, was constructed in 1929 and is of local heritage significance as an example of an Inter-War flat building. Key features of the building include projecting window frames, geometric patterned lead light glazing, grouped posts, and street-facing gable. The interiors of the five units within Denison Hall remain intact with original Inter-War decorative detailing including plaster moulded ceilings, cornices, window and door joinery with original hardware, and leadlight glazed screen joinery in the living room.
It is of similar scale and building form compatible with the one and two storey residential buildings within the Moira Crescent Heritage Conservation Area. You can read the Heritage Assessment here.
