Have your say about residential and business centre zoned land in Randwick.
Randwick Council's Residential and Business Centres Discussion Papers are on public exhibition from 23 August until 14 October 2011 and the Council welcomes community comments and feedback.
The two Discussion Papers are the result of a comprehensive review of land zoned for residential and commercial purposes.
Council will be holding a number of drop in sessions to give you the chance to talk directly with Council staff.
These Papers, along with community feedback, will help Council to develop a new comprehensive Local Environment Plan (LEP) and Development Control Plan (DCP) as required by the NSW Government.

This paper suggests:
- no changes to floor space ratios or building envelope controls
- minor adjustments to height controls for some new centres, in line with surrounding residential areas
- zoning of nine existing neighbourhood centres to reflect small businesses in residential areas that have evolved into centres
- minor amendments to correct the boundaries of some business zones
- that Kensington centre could change from a neighbourhood centre zone to a local centre zone, to better reflect its expanding commercial role
- options for Matraville centre to be zoned either a neighbourhood or local centre.

For the vast majority of residents and property owners there will be no change, although the language used to describe the zones and land uses may change.
This paper suggests:
- Randwick City is on track to meet 20-year housing targets without major changes
- no change to existing building height controls
- no change to existing lot size controls
- minor adjustments to floor space ratios to better reflect development patterns and modern choices for local home owner extensions options for rezoning a small number of sites following a land use audit and requests from property owners, to reflect existing development patterns and development consents.
